One of the most common issues with concrete is a process called “spalling.” When a concrete slab is poured it is structurally reinforced by structural steel rebar to support the design load or to form an integral piece of the structure. Spalling is pretty common due to fatigue caused by rusted steel girders embedded to reinforce the concrete. Here in Southwest Florida it is typically caused by moisture intrusion (after all concrete is pourus) causing the rebar to rust. As the steel rebar rusts, it expands. In fact, that expansion is what causes the concrete to crack, because the rebar can expand up to seven times it’s original thickness! Spalling looks terrible, causing cracks in the surface of the concrete, but it’s much worse than that. Those cracks can look somewhat insignificant on the surface, but may be hiding some more serious problems underneath.
